 BY VIRTUE of a decree heretofore granted in the case of South Carolina State Housing Finance and Development Authority against Ronald Dockery, Ashley Shrader, as Heirs at Law of Jessica Nichole Dockery, deceased, et al, I, the Master in Equity for Spartanburg County, will sell on Monday, August 3, 2026, at 11:00 o’clock a.m., at the Spartanburg County Courthouse, Spartanburg, South Carolina, to the highest bidder:
All that certain piece, parcel or lot of land, with all improvements constructed thereon, lying and being situate in the State of South Carolina, County of Spartanburg, North of Cowpens, fronting on Battleground Road and being more particularly described as follows: 
 Beginning at an iron on Battleground Road at corner of n/f H.L. Jarrett Estate property and running thence S. 86-00 W. 300 feet to an iron pin; thence N. 10-30 E. 116 feet to an iron pin; thence N. 76-30 E. 236 feet to an iron pin on the Battleground Road; thence along said road S. 16-30 E. 163 feet to the point of beginning. 
 LESS and EXCEPTED therefrom that certain 0.042 acre (1.835 square feet, more or less) conveyed to the South Carolina Department of Transportation by deed of Debra G. Turner as recorded in the RMC Office for Spartanburg County, South Carolina in Deed Book 118-Q at Page 626.
 This being the same property conveyed to Jessica Nichole Dockery by deed of Cory Wickline dated October 19, 2020 and recorded December 16, 2020 in the Office of the Register of Deeds for Spartanburg County, South Carolina in Book 130-H at Page 932.

 TERMS OF SALE:  The successful bidder, other than the plaintiff, will deposit with the Master in Equity for Spartanburg County at conclusion of the bidding, five percent (5%) of the bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff’s debt in the case of non-compliance.  If the Plaintiff’s representative is not in attendance at the scheduled time of the sale, the sale shall be canceled and the property sold on some subsequent sales day after due advertisement.  Should the last and highest bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, the deposit shall be forfeited and the Master in Equity for Spartanburg County may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder).  As a deficiency judgment is being Waived, the bidding will not remain open thirty days after the date of sale.  Purchaser shall pay for preparation of deed, documentary stamps on the deed, and recording of the deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 3.50% per annum.  The sale shall be subject to assessments, Spartanburg County taxes, easements, easements and restrictions of record, and other senior encumbrances.
