 BY VIRTUE of the decree heretofore granted in the case of: U.S. Bank Trust National Association, not in its individual capacity but solely as Owner Trustee for RCAF Acquisition Trust vs. Kenneth Wayne Belue and Phyllis Belue, the undersigned Master in Equity for Spartanburg County, South Carolina, will sell on August 3, 2026 at 11:00 AM at the Spartanburg County Judicial Center, 180 Magnolia Street, Spartanburg, SC 29306, Spartanburg County, South Carolina, to the highest bidder:

 All that certain piece, parcel or lot of land, with any improvements thereon, situate, lying and being located near New Prospect, County of Spartanburg, State of South Carolina, designated as .895 acres more or less, as shown on a plat prepared for Judith Lytle by James V. Gregory, RLS, dated August 20, 2007 recorded August 21, 2007 in Plat Book 162, Page 006, in the Office of the Register of Deeds for Spartanburg County, South Carolina.  
ALSO: TMR# 1-16-00-068.15 
 All that certain piece, parcel or lot of land, with any improvements thereon, situate, lying and being in the State of South Carolina, the County of Spartanburg, near New Prospect, having the following metes and bounds, to wit: Beginning at a point 157.70 feet from the southwestern point as shown on the above referenced plat; thence turning and running N 24-00-00 E, 133.00 feet to a point; thence N 36-41-20 E, 121.8 feet, thence turning and running S 55-24-18 E 10 feet to a point thence turning and running S 32-18-54 W, 252.03 feet to THE POINT OF BEGINNING. This being the difference between Western property line as shown on the above-referenced plat recorded in Plat Book 162, at Page 006, Spartanburg County Registry, and the new Western property line as shown on a plat prepared for Judith Lytle by James V. Gregory Land Surveying, dated July 19, 2008 and recorded July 21, 2008 in Plat Book 163, at Page 360, in the Office of the Register of Deeds for Spartanburg County, South Carolina. 
 These Two Parcels are to be combined as TMR# 1-16-00-068.03 
 This being the same property conveyed to Kenneth Wayne Belue and Phyllis Belue, for and during their joint lives and upon the death of either of them, then to the survivor of them, their heirs and assigns, forever, in Fee Simple, together with every contingent remainder and right of reversion, by Deed of Judy A. Lytle dated March 5, 2009, and recorded on March 5, 2009, in Deed Book 93J, at Page 668, in the Office of the Register of Deeds for Spartanburg County, South Carolina and by Corrective Deed of Judy A. Lytle dated July 27, 2009, and recorded on July 29, 2009, in Deed Book 94G, at Page 046, in the Office of the Register of Deeds for Spartanburg County, South Carolina, and by Corrective Deed of Judy A. Lytle dated December 2, 2014, and recorded on December 3, 2014, in Deed Book 107R, Page 617, in the Office of the Register of Deeds for Spartanburg County, South Carolina.

 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff’s debt in the case of non-compliance. Should the last and highest bidder fail to comply with the other terms of the bid within thirty (30) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder). No personal or deficiency judgment being demanded, the bidding shall not remain open after the date of sale and shall be final on that date, and compliance with the bid may be made immediately. Purchaser to pay for documentary stamps on the Deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 7.00000% per annum. The sale shall be subject to taxes and assessments, existing easements and restrictions of record, and any other senior encumbrances. Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale.
 In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Master in Equity’s Order and Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order. 
 This sale is subject to all title matters of record and any interested party should consider performing an independent title examination of the subject property as no warranty is given. Neither the Plaintiff nor its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale.
