Pursuant to a Judgment and Decree for Foreclosure in the case of Milton Shockley and Laraine Davis Shockley v. Just One Thing, LLC, Charles Coleman and Adrienne Coleman (Case No. 2026CP4200388), I will offer for sale at public auction, after due advertisement, to the highest bidder, for cash, at the Spartanburg County Courthouse, 180 Magnolia Street, Spartanburg, South Carolina, during the usual hour for legal sales beginning at 11:00 A.M., Monday, October 5, 2026, the following described real estate to-wit:
All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Spartanburg, being shown and designated as Lot No. 3 of LE JARDIN Subdivision on plat thereof prepared by 3D Land Surveying dated 4/27/18, and recorded in the Register of Deeds Office for Spartanburg County, South Carolina in Plat Book 174, at Page 129. Reference is hereby craved to said plat for a complete metes and bounds description.
This being the same property conveyed to Just One Thing, LLC by deed of Shea Tolbert and Jennifer Tolbert dated August 26, 2025 and to be recorded in the Spartanburg County Register of Deeds Office on September 16, 2025 in Deed Book 153-X, at page 143.
TERMS OF SALE: Purchaser to pay for preparation of deed, documentary stamps and recording of the deed. The successful bidder, other than the Plaintiffs, are required to make a cash deposit of five percent (5%) of his/her bid. If the purchaser fails to make deposit, or having made the deposit, fails to comply in full with the terms of his/her bid within twenty (20) days from the date of sale, the deposit will be forfeited as liquidated damages, and the premises will be readvertised and resold at the risk of the defaulting bidder. As a personal or deficiency judgment is demanded, the bidding will remain open for a period of thirty (30) days pursuant to the S.C. Code Ann. Section 15-39-720 (1976). Plaintiffs may waive any of their rights, including their right to a deficiency judgment, prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiffs, nor Plaintiffs’ counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property.
