 BY VIRTUE of the decree heretofore granted in the case of: Wilmington Savings Fund Society, FSB, as Trustee of Discovery Mortgage Loan Trust, vs. Voeuth Bun, Dorman Meadows Homeowners Association, Inc., Secretary of Housing and Urban Development, and South Carolina Department of Revenue, the undersigned Master in Equity for Spartanburg County, South Carolina, will sell on August 3, 2026 at 11:00 AM at the Spartanburg County Judicial Center, 180 Magnolia Street, Spartanburg, SC 29306, Spartanburg County, South Carolina, to the highest bidder: 
 All that certain piece, parcel or lot of land, situate, lying and being in the State of South Carolina, County of Spartanburg, being shown and designated as Lot 19 of Dorman Meadows, Phase I on a plat prepared by Wes E. Smith, RLS #19897, dated January 24, 2005 and recorded February 1, 2005 in Plat Book 157 at Page 399 in the Register of Deeds Office for Spartanburg County and having the metes and bounds, courses and distances as upon said plat appear. Said plat is incorporated herein by reference thereto.  
 This being the same property conveyed to Voeuth Bun by Deed of Lonita M. Humphrey dated December 18, 2020 and recorded in the Register of Deeds Office for Spartanburg County on December 21, 2020, in Deed Book 130-K, Page 178.

 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff’s debt in the case of non-compliance. Should the last and highest bidder fail to comply with the other terms of the bid within thirty (30) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder). No personal or deficiency judgment being demanded, the bidding shall not remain open after the date of sale and shall be final on that date, and compliance with the bid may be made immediately. Purchaser to pay for documentary stamps on the Deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 4.12500% per annum. Pursuant to Section 2410(c), Title 28, United States Code, the United States of America (non-IRS), has a right of redemption on proper application to redeem the within property for 1 year from the date of sale of the subject property. The sale shall be subject to taxes and assessments, existing easements and restrictions of record, and any other senior encumbrances. Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale. 
 In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Master in Equity’s Order and Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order. 
 This sale is subject to all title matters of record and any interested party should consider performing an independent title examination of the subject property as no warranty is given. Neither the Plaintiff nor its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale. Prior to bidding, you may wish to review the current state law or seek the advice of a licensed South Carolina attorney.
