By virtue of a decree of the COURT OF COMMON PLEAS for Spartanburg County, heretofore granted in the case of Spartanburg County against Orji Uzor Kalu, C.A. No.: 2026CP4206337, I, the undersigned Master-in-Equity for Spartanburg County, will sell the following on August 3, 2026 at 11:00 a.m. at the Spartanburg County Judicial Center, Spartanburg, South Carolina to the highest bidder:
 All that certain piece, parcel, or tract of land, with the improvements thereon, situate, lying, and being on the southwestern side of Farley Avenue, in the County of Spartanburg, State of South Carolina and being shown and designated as 4.00 acres, more or less, on a plat of survey entitled “Property of George Tolleson and Terry Ridings” prepared by Gooch & Associates Surveyors, dated October 30, 1978 and recorded November 9, 1978 in Plat Book 82, at page 337 in the Office of the Register of Deeds for Spartanburg County, South Carolina. For a more complete and accurate description, reference is hereby made to the aforesaid plat.
This being the same property conveyed to Orji Uzor Kalu by deed of George W. Tolleson dated September 9, 1993, and recorded September 10, 1993, in Deed Book 60-L, at page 892 in the Office of the Register of Deeds for Spartanburg County, South Carolina.

Terms of Sale: The successful bidder, other than the plaintiff, will deposit with the Master-in-Equity for Spartanburg County at conclusion of the bidding, five (5%) percent of the bid, in cash of or equivalent, as evidence of good faith, same to be applied to the purchase price in the case of compliance, but to be forfeited and applied first to costs and then to plaintiff’s debt in case of non-compliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or comply with the other terms of the bid within twenty (20) days, then the Master-in-Equity for Spartanburg may re-sell the property on the same terms and conditions.
 Purchaser to pay for the preparation of deed, documentary stamps on the deed and recording of the deed. The successful bidder will be required to pay interest on the amount of the bid from the date of the sale to the date of compliance with the bid at the rate of 8.75% per annum.
 DEFICIENCY JUDGMENT IS WAIVED.
 Sale is subject to taxes, easements, assessments and restrictions of record, and other senior encumbrances, specifically SUBJECT TO 2024, 2025 and 2026 AD VALOREM TAXES. If the Plaintiff or the Plaintiff’s representative does not appear at the scheduled sale of the above-referenced properties, then the sale of the property will be null, void and of no force and effect. In such event, the sale will be rescheduled for the next available sale day.
Plaintiff does not warrant its title search to purchasers at foreclosure sale or other third parties, who should have their own title search performed on the subject property.
