 ALL THAT CERTAIN PIECE, PARCEL OR LOT OF LAND, TOGETHER WITH IMPROVEMENTS THEREON, SITUATED, LYING AND BEING IN THE STATE OF SOUTH CAROLINA, COUNTY OF SPARTANBURG, AND BEING MORE PARTICULARLY SHOWN AND DESIGNATED AS LOT NO. 75A, AS SHOWN ON A SURVEY FOR PANORAMA ESTATES, DATED MARCH 21, 1968 AND REVISED ON MARCH 24, 1968 AND NOVEMBER 14, 1969, PREPARED BY W.N. WILLIS, RECORDED IN PLAT BOOK 57, PAGE 72-73 AND PLAT BOOK 61, PAGE 586-588, IN THE OFFICE OF THE REGISTER OF DEEDS FOR SPARTANBURG COUNTY, SOUTH CAROLINA.  THIS BEING THE SAME PROPERTY CONVEYED TO CHOEUN CHAN AND NEM S. CHAN, FOR AND DURING THEIR JOINT LIVES AND UPON THE DEATH OF EITHER OF THEM, THEN TO THE SURVIVOR OF THEM, BY DEED OF TERRY S. TAYLOR AND SONYA S. TAYLOR, DATED SEPTEMBER 30, 2004 AND RECORDED OCTOBER 1, 2004 IN BOOK 81-H AT PAGE 746 IN THE OFFICE OF THE REGISTER OF DEEDS FOR SPARTANBURG COUNTY, SOUTH CAROLINA.

 TERMS OF SALE:  The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff’s debt.  If the highest bidder fails to comply with the bid within thirty (30) days, the Master In Equity may re-sell the property on some subsequent sales day.
 Deficiency judgment being demanded, the bidding will remain open for a period of thirty (30) days as provided by law. The Plaintiff may waive its right to a deficiency judgment prior to sale.
 The successful bidder shall pay all costs associated with recording the deed.  The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 3.75%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances. 
 If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold
